Snce the econom!c reform and opening-up,foreign Investors!n real estate Industry have played an important role In the development of Chinese real estate and national economy. This thesis takes the theory of direct International Investment as the framework for analysis and Investigation and research of foreign Investment In real estate In gening asthe血undatlon to explorethe course ofdeclslon-making andkctors of Influence that foreigners Invest In real estate In Beliing.Combining research and analysis of direct foreign Investment across China and In Beliing with discussions of the scope fitting for Industries on the theory of direct International Investment,It proposes that access to market advantage Is the important reason for foreigners to get Involved in the field of real estate in Beliing. Since the end of October 200,Investors of 80 countries and regions have established 384,894 ventures!n China with a contract!"vestment value of 73.9 billion US dollars and an actual Investment value of 385.9 billion US dollars.More than 400 out of the top 500 multinational corporations have come to China for Investment.Starting from the end of 2000,the amount of foreign Investment In real estate has reached 159.5 billion US dollars(referringto foreign Investment listed on 3the contract which includes real estate and public services), which takes up about:.24% of the total attracted foreign investment. Foreign investment in real estate have:[::played a significant role in developing reaI estate and national economy and:j\promoting technical progress of real estate industry and exerted an important impact:j:on the construction and management system of real estate that complies to the i;:requirements of market economy in China. However, in the case of Beijing, there are::':fstill very serious problems such as the improper structure fOr the sources of fOreign:tinvestment in real estate, low content of quality and technology for foreign \investment, imbalance of foreign investment as against its area of development and f::etc. In particular, fOreign investment in real estate has been decreasing continuously;ein recent years, which presents an apparent contrast against the rise in the total jamount of direct foreign investment in other industries.At present, there are five major theories on direct international investment that \ fare prevailing, extensive and comprehensive in the investment study in the West. jThey are theory of monopoly advantage, theory of product life cycle, theory ofinternalization, theory of expansion of marginal industry and theory of compromisein international production. These theories discuss the reasons, conditions and forms fof direct international investment from different angles and intend to answer the two .\fundamental issues of direct international investment, name1y, why multinationalcorporations would Iike to invest overseas and where they invest.In recent years, under the guidance of theory on socialism with Chinesecharacters proposed by Mr. Deng Xiaoping, Chinese theoreticians have combinedwith the practice of economic reform and opening-up in China and conducted a Iot of \research and explorations in the theory of direct international investment. Mainlytheir research touches upon introduction of overseas theories on direct investment,theoretic research of concrete policies fOr fOreign investment in China, theory ofdirect foreign investment and etc. These explorations and research have provided agreat amount of theoretic support in the practice of Chinese refOrm and opening-up.During study and research, we have found that the th...
