Tourism industry and real estate, which are becoming the new point of growth of our national economy, are all high economic value added and strong correlativity in the tertiary industry. The development of Tourist Real Estate not only can drive tourist industry and real estate to develop, but also take a great role in the city management. Nowadays the theoretical research and practice are all weakness, so it has strong theoretical and realistic meaning that the Tourist Real Estate is studied.In term of the theory of city management and urban governance, according to the Scientific Development Attitude, regard Tourist Real Estate of the metropolis as the research object, taking Shanghai Metropolis as an example, This dissertation set up the theoretical system of Tourist Real Estate, discuss the development distribution, pattern of governance of metropolitan Tourist Real Estate, and conformity relation between tourism industry and real estate. The dissertation includes 5 chapters.The first chapter is the introduction. Why author chooses this subject and the significance of research are analyzed at first, then the conception of Tourist Real Estate are set up. Base on liquidating the researches both China' tourst real estate and abroad', the basic ideal and methods are put forward. Finally, the author points out leading contents, innovations and frame of dissertation.The second chapter is about some interrelated theories. There are 4 main theories are involved in the study of Metropolitan Tourist Real Estate: â‘ Metropolitan theory; â‘¡tourism theory; â‘¢real estate theory; â‘£Management and governance of Metropolis theory. In term of analyzing of these useful theories, and extracting some useful ingredient from tourism, real estate, geography , planning, regional economics, city management, urban governance etc, then, integrating and innovating to base for building up the theory and methodology of Metropolitan tourist real estate.The 3rd chapter discusses the spatial constructions of tourist real estate. The theory of the interaction between tourism and real estate is analyzed within the 1st section. Although tourism and eal estate are different industries, many brink frameworks are formed between them, and many kinds of types of tourist real estate are shaped. The driving forces of the exploitation and development of tourist real estate are discussed in the 2nd section, which including 8 aspects: the country policies, the changing of tourism fashion, the differentiation of tourism consumption level, the development of real estate, the improvement of urban basic establishments, the adjusting of urban industry construction, the diversifying of inhabitancy function inthe downtown, and the development of commences and service, etc. Classification is a basic and essential work of tourism real estate research. On the base of analyzing the principle and basis of classification of tourist real estate, the system of classification is put forward in the 3rd section. The types of regional constructions of tourist real estate are debated in the last section, which relate to the phases of spatial constructions of tourist real estate, the factors that affect the spatial constructions, the interaction between central downtown and rural tourism space, etc.The 4th chapter is geography clairvoyance of Metropolitan Tourist Real Estate. The main influencing factors, and the developing models of metropolitan tourist real estate are discussed and classified. The basic forms of distribution are investigated, the the developing and governance models, and harmony systems are put forward. Analyzing the representatives of which, announcing the characteristic and developing rules of Real Estate and tourism industry, and the Tourist Real Estate space modes in Shanghai are demonstrated, The overall adjusting and regulating mechanism models, and the politic suggestions are bring forward at last.The 5th chapter, the last chapter, summarizes the dissertation' main conclusion, and some problems needed to be further discussed on this field are put forward.
