The energy reserves in the country and energy consumption situation of building heating and cooling systems have been reviewed at the beginning. Then it is found that under traditional sole condensing method the drawbacks which include irrational energy consumption and poor equipment integrity optimization and heat contamination have been present in building heating and cooling systems. Literature research have demonstrated that condensing heat recovery technique has excellent energy saving and environment protection effect. It has been also concluded that heat pump technique's high energy efficient ratio and widely use could be able to combine with the merit of condensing heat recovery technique and offset each other's weaknesses. So the new compound condensing method has been proposed based on the combination of condensing heat recovery technique and heat pump technique.This paper separately analyzed the principle and characteristic of water condensing +water condensing mode and air condensing +water condensing mode of compound condensing method. It is found that the building heating and cooling systems applied compound condensing method can well integrate the function of space cooling and space heating and sanitary hot water heating. The compound condensing method could well preserve energy, and its integration makes the investment of building heating and cooling system more economical. At the same time heat contamination and heat island effect in the city could be limited.The systemic and detailed exergy analysis modes of building heating and cooling system have been founded, which reflected the energy transaction and loss of building heating and cooling system in quality and amount. The analysis indicated that improving condenser and compressor's performance was an important way to decrease exergy losses and increase exergy efficiency of building heating and cooling system. After the comparison of exergy application of traditional sole condensing method and new compound condensing technique, it is concluded that compound condensing method can make heating and cooling plants have high product exergy output and low exergy expense. As a result, the exergy efficiency was largely increased. Calculation results showed that exergy efficiency of plant raised from 52% of sole condensing method to 70% of compound condensing method.
