Dalian Port Container Logistics Center Investment Plan And Economic Evaluation

In the paper, we mainly studied the methods of investment analysis and how to select and apply them to the project of logistic center. We emphasized the study of the investment scale, planning and economic evaluation for the logistic center. Appling the method of multiple-factor dynamic correlated analysis and the model of "LOGIT" , We forecasted the overall flow of the logistic center, determined the investment scale, Appling <> (version 2) and cost-profit analysis method, we determined the basic data for economic evaluation of the project and the model for construction of the evaluation.Using the planning of container logistic center of Dalian port as an example, we forecasted the overall flow of the logistic center, determined the function and investment scale of the project, organized the layout plans, constructed the model for evaluation, and thus carried out the research and exploration of the methods of investment analysis and their selection and application for the project of logistic center.Firstly, we carried out the analysis and research the characteristics and functions of the project, as well as the construction conditions, analyzing various factors and requirements.Secondly, after we forecasted the market volume of the logistic service and the overall flow of the logistic center, we carried out the demand and supply analysis of the market, determined the investment scaleof the project, organized the layout plan that would satisfies the market and the customer, and most importantly, we carried out deep research for planning of overall layout, the system for collection and distribution, the information system.Lastly, after we determined the technical specifications, the main parameters and established the economical model, we carried out the analysis and evaluation of the project in terms of the financial benefits, macro economic benefits and other social economic benefits.
