The 21th century is coming, the Chinese economy will play a more important role in the international economy arena. despite of the turbulent environment in world economic. As an important part of the nation's economy, the real estate development becomes its up-to-date growing point. Actually, real estate started in early 80s.It has developed into its present condition system, mature and large scale. Having got rid of the influence from government, it now begins to operate under control of market. The real estate industry in Chengdu began later than that in coastal areas. It is now becoming a local pillar industry. In the past two years, many residence policy reforms have been carried out, which makes real estate become the focus of attention. According to statistics, there are a total of 800 real estate developers by the end of 1999, excluding small project companies. In 1999, there are a lot of 5.93 million square meters of residential areas being developed. Total value of which development is the range of more than 9.3 billian RMB. There are 1.36 million Square meters are overstocks which accounts. 23% of the total buildings area put to low occupancy rate. We say that the real estate market in Chengdu is in a state of oversupply. The intensive market competition is evidenced by:1.Over supply of real estate. This buyers market has resulted in increased unoccupancy rate and reduced price.2.Changing consumer concert. The living standard is rising and requirement for home quality also becomes higher. These are the reason making the market change. 3.Development of real estate becomes more difficult. Cost goes up while profit goes down. Traditional operation models encounter obstruction under strict supervision from government and banks. Since competition is more intense. More investment brings more risk simultaneously. Mature market compels real estaters to have more qualifications of experience, capability, finance. Traditional operation model is being challenged. Only fully knowing of the operation law of real estate industry, can we win in competition. Planning and marketing are the core of real estate industry. Without marketing, real estate can not exist and can not become stronger. I am now working in the planning center of a real estate company. I have ever been to the coastal areas to learn from its advanced development stage. I have studied state and local economy environment. I have made survey on the spot of some high-rise buildings under construction. I have accumulated some knowledge about real estate market in Chengdu. For example, I have demonstrated a project which elaborates an details about economy environment, policies concerned, feasibility analysis, market position, planning strategy and so on. In order to do that, I must have some ideas about modern theory of real estate development, marketing as well as present conditions. The first part of building planning has been completed in Sept. 2000, and it was well in high demand about 45% of it has been ordered and 34% of it has been sold. 85% consumers appraise highly on this building. My paper is not only a plan but also a successful example to direct the operation. Due to limitation of my ability, there are surely a lot of shortcomings in my paper.
