With the rapid development of the Chinese economy, people pay more attention tothe quality of life and the health of body and mind,and sport life has become a new wayof life. Sports facilities in residential district become the first place for physical exercisebecause of its convenience and accessibility,so residents and homebuyers put forwardhigher requirements on the construction of sports facilities. Meanwhile, Chinese realestate industry has entered the transition period since the rapid development of the"golden decade", and developers’ main profit pattern shift from the land valueincrement into the added value of products. In recent years, the emerging real estateproducts keep popping up,which brings new profit growth point,such as tourist realestate, commercial real estate, education real estate and endowment real estate.Somedevelopers try the sports-real estate compound pattern, regarding sports as the corevalue of project to build, and it not only can meet the diversified needs of residentsfitness leisure and living, but also can promote the sustained and healthy developmentof real estate. The real estate market competition is fierce, and the product homogeneityphenomenon is serious in Chongqing which is one of the representative cities in westernChina. Some developers invest and develop sports estate,in order to create diversifiedproduct. At present, the sports estate of Chongqing is still in initial stage,aspects ofdevelopment is not yet perfect, lacking of the relevant theoretical basis. Therefore, thisarticle aims to do further research on the basic theory of sport estate, and summarizessome rules through case analysis, in order to provide reference for the development ofsports estate.First of all,we explore the basic theory of physical property in this paper.And then,it is concluded that the demand for community sports of residents is higher and sportsestate has certain market demand in the real estate market in Chongqing,through thesurvey of residents’ sports demand and the current situation of community sportsfacilities in Chongqing. After that, we consider that it is conducive to the developmentof sports property with the real estate market environment in Chongqing throughanalyzing the state of the housing market in Chongqing.Finally, it is proved that sportsproperty compared with traditional model of real estate has more competitiveness and development potential though the case.Physical property is a model of real estate development and management whichcombined the real estate industry and sports industry,achieving resource integration andcomplementary advantages, regarding the real estate development as the carrier andbelonging to the composite real restate. Physical property is a kind of exploration andinnovation for the traditional real estate development model, and it is also thecross-border cooperation between sports industry and real estate industry. If we takethe physical property idea widely applied in real estate development, it will beconducive to the implementation of the national fitness program, and have a positiveeffect on the sustained and healthy development of real estate industry in China.
