With the fast growing of personal real estate mortgage loan, the risk degreeis increasing in recently years. It is advantageous to the management of mortgage loanrisk for well understanding the type and the reason of the mortgage loan risk ofcommercial bank. It also make this business advantageous to the supply-and-demandrelationship between house-buyers and house-seller, and make personal mortgageloan advantageous to the house-buyer, even the development of economicdevelopment of country. It is meaningful for the fasting development of thecommercial bank and keeping the steady of the finance system to effectivelyidentifying and controlling the potential personal real estate mortgage loan risk.The concept of personal real estate mortgage loan, the types and the proceduresand the stipulate of mortgage loan, and the types and control of the risk of commercialbank personal real estate mortgage loan are introduced in this paper. The types andcontrol of the risk of commercial bank personal real estate mortgage loan is welldescribed by the experimental theory of many researchers,and the date statistics andthe measurement model of banks from the state policy recently years. The details ofthe background and principles of American subprime crisis and some experiences tothe banks of our country are introduced in this paper. The relative policy and thewriter’s opinion and recommendation are also represented.The paper start from controlling the mortgage loan risk, introducing the conceptof individual assessment model and risk warning model, and the method of modeloptimization and correction is given, the concept of action and action factor isintroduced at same time, and trying to use actions and a pair of factor to controloperability risk, adding a framework control of risk warning in model at the end, tomeet the initial design requirements; A entire software framework start from a case,enter into individual assessment library after individual assessment for future search,and the assessment results as action factors matching corresponding actions in actionfactors library; Process design module is responsible for designing business process,and use as process control module, process control module according to assessmentresults and operating pair of action factors in each operating process to select nextprocess; A case of individual library analyzed by the warning module, such as if early-warning event is triggered, warning signal sent to decision module, handledwith appropriate disposition scheme of decision library by decision module;According to case study, it supporting the reasonability of software architecture and model;thus, the aim to use frame of software design to control mortgage systematic risk andoperating risk can be achieved.
