Education as the driving force of national development and the key to social progress,the allocation of educational resources has been widespread concern by the country and society.At the same time in order to equitable allocation of educational resources in the vicinity of admission policy,so that the house within teaching areas of school to become access to educational resources,this phenomenon led directly to the school district housing prices rose.In view of the fact that the educational resources of social public goods have gradually become the additional property of real estate,this paper mainly uses the feature price model to explore the impact of educational resource differences on housing prices by using multiple regression analysis and two-stage game.First of all,this paper analyzes the current situation of the school district,introduces the causes of the formation of the school district and the possible social effects,and analyzes the status quo of educational resources and the school district market in Nanjing.At the same time,from the three aspects of the physical conditions of buildings,the location characteristics of buildings and the neighborhood characteristics of buildings,this paper introduces the influencing factors of housing prices in school districts through ten specific characteristic variables.Secondly,taking Nanjing city as the research area,obtain the residential listing sample data within urban area more than a dozen primary schools primary school teaching area from the chain of home network,the real world and 365 and other professional websites residential listing data,combined with the characteristics of the Nanjing real estate market from the building physical condition,Location feature and neighborhood featureof the three aspects selected seven variables and complement and quantification of partial variable data.Then with Eviews8.0 on linear function,logarithmic function and semi-logarithmic function in feature price model for regression function,and the semi-logarithmic function with good fitting degree is selected by comparing the R-squared size of these three functions.In the regression analysis,this paper first of the independent variable autocorrelation test,then according to the regression statistical table excluding the rate of greening position and volume variables that P value is too large.And then get the characteristic equation of the remaining variables and characteristics of price. The results of regression analysis show that the correlation between educational resources,traffic conditions and commercial facilities is significant,and there is a positive correlation,which reflects the quality of educational resources is higher,so the teaching area prices will be higher,this is the education resource capitalization performance.Thirdly,based on the positive correlation between the quality of education resources and house prices, this paper using the two-stage game model to analyzes the real estate enterprises' four kinds of choice of different educational resources quality and different price,analysis the different pricing of housing prices and the effect of their own profits that the real estate enterprises in different choice of quality education resources. At the same time,in order to avoid the possibility that the former model may be limited,and based on the two-stage game model of the buyers 'utility level, analysis of consumer preference on housing prices, analysis of reasons affecting educational resources and consumer preferences on housing prices.Finally,this paper draws the following conclusions: first,the higher the quality of educational resources,the higher the price of real estate enterprises.In the nearest school policy,the real estate enterprises depending on the quality of educational resources to pricing is the fundamental reason of education resource capitalization;second,differences in the products of real estate does not lead to a price war phenomenon of general merchandise,and real estate enterprises can get more profit by the difference.And put forward policy recommendations on the decision-making of the real estate enterprises,the government regulation of the real estate market,and the rational allocation of educational resources.
