China's booming real estate market is an important driving force for the development of our national economy.With the continuous development of the real estate market,commercial banks,which are closely connected with the real estate market,have also been attached importance.The risks of commercial banks lending in the real estate market are closely related to the law,whether as the initiators of the real estate market,real estate developers in order to develop and build real estate projects,Or as home buyers of individual buyers and commercial banks have a close legal relationship.With the prosperity and development of the real estate market,the risk of commercial banks' loan business is increasing gradually.In the process of writing,the first part of the introduction is introduced,mainly on the research background and significance of the real estate loan risk of commercial banks in China,the domestic and foreign research status,research methods and theoretical basis,The main purpose of this paper is to expound the necessity of the research on the real estate loan risk of commercial banks and the false appearance of this problem.In the first chapter,it introduces the history and development of the real estate loan risk of commercial banks in our country,and divides the main sources of risk into legal subjects,namely,individual buyers and real estate developers.In the second chapter,we investigate the risk of commercial bank loan in China from three aspects: network questionnaire,field interview and referee case investigation,and analyze the causes of this kind of risk.In the third chapter,it puts forward some suggestions on how to prevent the loan risk in the real estate market of our country's commercial banks,such as governing the legal environment of our country's real estate loans by drawing lessons from the American experience,and speeding up the integration with the latest ideas of the Basel Accord.Based on the national conditions to improve the legal system of real estate mortgage loans and the legal system of real estate loans,and to strengthen the construction of the internal system of commercial banks,Improve the internal staff and legal awareness of commercial banks to prevent the occurrence of default and improve the design of loan contract terms of commercial banks.Figure1;Table0;Reference 45.
