| Rising with the aging of the population in our country,endowment real estate has become the research focus.The real estate developers join endowment real estate,and the real estate developers also faces all sorts of problems,such as Tianjin City,the degree of population aging is top-ranked nationwide.The pension agency provide beds can not fully meet the society.The existing endowment real estate projects are few,and there are various problems in the site,hindered the development of endowment real estate.In order to further understand the reasons and puts forward the corresponding countermeasures and suggestions,this paper takes Tianjin as the research object,and studies the location plan of endowment real estate,so as to provide relevant reference for endowment real estate developers in the site selection,improve the scientific nature of investment decisions of endowment real estate,and alleviate the pressure of Tianjin endowment.This article takes the way of field investigation to understand the current development situation of endowment real estate in Tianjin,and discovered that there are the following problems in the existing location of endowment real estate in Tianjin: developers considering inadequate site influence factors,the location of the developers to strengthen service concept,and the government support and guide the insufficient,etc.And Through literature study and questionnaire survey on the elderly to determine the influencing factors of the location of the endowment real estate.They are three first level factors:environmental factors,supporting factors and economic factors.There are 21 secondary influencing factors.According to the questionnaire survey of experts in real estate related fields,and the importance index method is used to determine the weight of each location factors.The results show that environmental factors are the most important,followed by economic factors,supporting factors are the last;Based on the GIS software to build a site selection scheme,firstly GIS software is used to collect the data of each factor,and then using spatial analysis method of geographic information system,the spatial analysis of single influencing factors is carried out,and the qualitative analysis is carried out for the factors which can not be quantitatively analyzed.Spatial analysis tools such as buffer analysis,reclassification and weighted overlay analysis are used to find the suitable site for the construction of endowment real estate,and the location results are analyzed.In order to reduce the development cost of real estate development enterprises and improve its decision-making science,and for the real estate development enterprises,this paper puts forward some suggestions on site selection,specialization,scale. |
