Research Folk Land Transaction In Tumet Through Land Contract From The Middle Qing Dynasty To The End Of The Republic Of China

Located on the Tumochuan Plain,Tumed is not only a bridge for economic and trade exchanges in the north,but also an important frontier military defense town.It is an important area in the north of China.The land contract can help us understand the land transaction situation of the civilian society that has not been recorded in official documents and books.Through the analysis of the social conditions and human environment at that time,we can see a corner of the historical research of the Tumet region from a specific perspective.This paper takes the land contract documents from the middle of the Qing Dynasty to the end of the Republic of China as the research object,combs the relevant data of the land transfer contract of eight villages in the Tumet area,sorts and researches the private land transaction in the Tumet area from the respect of transaction form,price change and transaction subject through historical data.Chapter one,Introduction.This part starts with the research background and significance,literature review,research content,research methods,innovation and shortcomings,and clarifies the core content of the article,such as the concept and structure arrangement.Chapter two explains the types of contracts and the basic forms of land transactions,and analyzes the land transactions in eight villages through the land contracts.It points out that the land forms in the Tumet region are diverse and the types of transactions are rich.By the middle of the Qing Dynasty,a specific market model had been formed,which does not change drastically due to different regions or times.Chapter three sorts out a large amount of data in the contract documents,analyzes the land price from both internal and external aspects,and points out that the essence of land price is the price paid for obtaining the land use right.The land price change trend in Tumet is stable,and the market is relatively stable.Chapter four is the analysis of the transaction subject and the transfer of land use rights.The essence of land use rights transaction is the need for survival.The continuity of family and geographical transactions also creates the inheritance of civilization.The transfer of rights is based on the blending of ideas and technologies between nationalities.Chapter five,conclusion.This part summarizes the diversity of contract types and land transaction forms,the stability of land transaction prices,the composition of transaction subjects and the complexity of land rights transfer.Land is the cornerstone of the development and progress of agricultural society,and the smooth circulation of land is the biggest feature of the land transaction system in Tumet.During the hundred years from the Qing Dynasty to the Republic of China,the land trading behavior in the Tumet region has gone through the whole process of the development of the era.The land trading market has always been in a stable circulation with great changes and regime changes.The contract is the carrier to ensure the stable operation of economic relations.
