"MIX" Research Of Contemporary Urban Building Complex

Urban building complex is a young architecture type, and only has a short development history in China. Compared with its plenty constructions and important position, researches on its construction theories, experiences and methods are much weaker. Speaking from the actual circumstance and developing trend of our urban constructions, urban building complex must be an important building type. On the other side, we also have many problems to be solved thoroughly. Therefore, it is necessary to research and analysis with urban building complex in order to put forward its development prospect suitable for our own situation at present.The development of urban building complex is not only the external needs from urban development, but also the internal needs from a series problem like country and urban economic structure transformation, social structure adjustment, cultural structure improvement. The author uses the word "mix" as the clue throughout the whole dissertation to research on problems mainly as follows: building complex and urban building complex's development history and their coincidental relationship with city development; the relationship between internal and external elements of urban building complex; the common exploitation method and program of contemporary urban building complex; urban building complex's development prospect suitable for our own situation and etc."Mix"--the core of urban building complex: from the aspect of urban space, it's theembody of high density and multi choice city life; from the aspect of urban resource, it inspires the city potential by integrating the urban resources; from the aspect of urban environment, it combines urban space, economy, culture and society; from the aspect of development concept, it is harmonious with city development and promotes city to be developed in harmony. In short, the core thought of "mix" means: "congruence" of urban space, "conformity" of urban sources, "amalgamation" of urban environment, and "harmony" of urban development concept.The dissertation is divided into four parts, and it discusses a series problem of urban building complex intensively and comprehensively:Part one "congruence"--the primary cognition of urban building complex,using method of epistemology. Above all, the author introduces the conception and history of "mixed-use" and "building complex", educes these two conceptions' intersection "urban building complex", and discriminates between it and other relative conceptions. Then, the author discusses six elements: society, economy, culture, theory, policy, technology which affect the development of urban building complex, analyses how could it be developed under these six elements, history effect, and the key elements that promote its development.Part two "conformity"--the intensive cognition of urban building complex.By using methods of epistemology and methodology, to analyses its kernel and extension. On one hand, the author researches the kernel of contemporary urban building complex through discussing subsystems and urbanism spaces, concludes the kernel's corporation and organization. On the other hand, the author also researches the extension of contemporary urban building complex, discusses how to create "diversity" environment to promote its development and how it provides "diversity" environment to city contrarily, from the view of urban space, society, economy, culture, theory, law and policy. The author also introduces normal methods of early evaluation in this part.Part three "amalgamation"--the exploitation program of urban buildingcomplex. By using methods of methodology and practice, to discusses its whole exploitation program. The author discusses its "scheme and demonstration", "planning and design", "marketing and promotion", "operations, management, and maintenance" in sequence, from three phases: prophase preparation, metaphase implement and anaphase operation.Part four "harmony"--the retrospective cognition of urban building complex.By using methods of practice and epistemology, and combining previous conclusion, along with the review of urban building complex development history in our country. First of all, the author transforms the focus from the western world to our country, through introducing four urban building complex projects built recently and discussing the representative problems throughout the construction. Secondly, the author brings forward three elements (retail, culture and art facilities, interaction entertainment and recreational facilities) which could be the key elements for place making and city spirit making. In the end, the author introduces and compares with the mature development strategy about urban building complex in Hong Kong and Japan, and concludes the inside and outside factors that adapt to our country.In the conclusion, with prospecting urban building complex's new trends, the author puts forward the development prospect under our own situation tentatively that uses "harmony" as its core.
