In recent 20 years, accompanied with process of swift globalization, all government look forward to achieving sustainable economic development by constructing its competitive advantage and improving its international Competitiveness.Therefore,the research of regional competitive advantage has practical base and directive significance.This competitive advantage that should be studied in the region is to achieve high efficiency of economic growth, efficiency gains are the key to regional competitive advantage. Therefore, the key target is Total Factor Productivity (TFP)and its corresponding factor. Presently, the research focuses two elements affecting the level of total factor productivity, property system and technology innovation. In this paper, property system is the basement of competitve advantage, especially when the relationship between the starting points is put forward in a broader perspective.The reason of this paper to research crucial position of property system for regional competitive advantage-the high efficienct and sustainable economic growth of the support area is to comprehend the system of property system, the necessary conditions for regional competitive advantage for the system.Finally this comprehension can be extended and the relevant reference to the domestic area is of great significance.Chapter One:This chapter focuses on the subject selection, research actuality and its appraisal, and paper’s research consideration to expatiate the ojective of this paper. This chapter also makes difinition and comparison to the meaning and characters of competitve advantage and its corresponding factors.Chapter Two:This chapter studies the evolution of western property rights theory, economic growth theory, competitive advantage theory and investigates the correlation among them.The paper is in-depth study on contribution of property system on regional competitive advantage and its contributing channels.Chapter three:Chapter three researches the measurement of total factor productivity,one crucial indicator of competitive advantage. This chapter introduces endogenous model and constructs one TFP metrology model.Through the disquisition of evolvement of endogenous model, the paper argues that one mature system of property rights is the key element for improving total factor productivity, but when the property system is relatively mature, TFP is more depending on technological progress.Chapter four:Chapter four mainly analyses the development of total factor productivity changes and evolvement of property rights system in China. Through the research in the evolvement of property system in the transition period of China,the paper introduces this changes into the country’s total factor productivity analysis. It can be concluded that in the transition period of China, the development of property rights system is fundamental to promote the total factor productivity. At this stage, China drived to promote the reform of property system, and this action help to achieve rapid economic development, which led the situation of our country’s competitiveness improved.Chapter five:Chapter five judges the main reason which leads huge gap in total factor productivity between Zhejiang and Hubei province. Through analysis of the Zhejiang and Hubei’s economic growth and development model, the paper reflects intrinsic defect of economic development model in Hubei and refers that the property system deficiencies are the cause that productivity in Hubei lags far behind Zhejiang. By Cobb-Douglas production function, total factor productivity as output of property rights and R&D factor as input, the paper analyses contribution of property system and R&D for total factor productivity. It indicates that the more input of property system in Zhejiang derived higher total factor productivity of Zhejiang than that of Hubei. At the same time, property investment and R&D are often able to maintain good interaction between these two input elements, and promote the contribution of R&D.Chapter six:Chapter six demonstrates the relationship between total factor productivity and property rights system and lodges that protecting the property system is the core for one region to construct its competitive advantage.In accordance with the current reality in China and this chapter puts forward relevant suggestions. Since our current economic system is still in transition stage, to promote the realization of good regional and national property system is a key prerequisite for competitive advantage.In the environment of benign property system, all developing factors can be transferred more efficient with less transaction cost. Government functions should strive to create a favorable external environment for enterprises and facilities, clear corporate property rights to encourage private enterprise development. The society should endeavor to construct fine interaction among businesses, industry and government, and make this linkage mechanism to withstand the test of internationalization.
