| Energy shortage and environmental pollution caused by energy using has been followed with more and more interest. Building energy consumption is an important factor in the energy consumption. Building Energy Saving is getting more and more important. Most of the existing buildings in northern heating areas of china are energy-wasting. What the government will do to improve energy efficiency retrofit of existing buildings in northern heating areas has became the problem which calls for immediate solution.On the basis of consulting to a large amount of literature cite, this paper tries to review the present of energy efficiency retrofit of existing buildings in northern heating areas as follows:retrofit scale, energy consumption status, maintenance structure, heating-quantity systems, existing buildings property right, governmental management. Based on present situation analyse about retrofit of existing buildings. From the three aspects of governmental management, technique in house building energy conservation, the supply side and the demand side of market of retrofit of existing buildings, proposed the problems and causes facing. On the basis of this, set up the index system, using fuzzy cluster analysis and matlab, the major effect factors are recognized:the defection and lacking strength of the laws, regulations and incentive policy, heat supply system hindering, government organization confusion, the energy conservation service market lacks policy supply, the defection of energy efficiency label and energy consumption detecting system, complicated existing buildings property right relations, the financing of energy efficiency service enterprises is harder. On the empirical study basis, building retrofit solution model and a conceptual model. Finally,proposed suggestions on countermeasures which improve energy efficiency retrofit of existing buildings.This paper use the fuzzy cluster analysis method, a quantitative analysis of the factors that influence energy efficiency retrofit of existing buildings in northern heating areas of china, To some extent, it provides a reference for further researches, and suggestions on accelerating retrofit of existing buildings. |
