The situation of energy issue and environment issue is reviewed at the beginning .Firstly huge energy is consumed with the development of world economy. And then energy crisis cause people to be aware of energy saving more and more important. Energy consumption of building is amazed, the large percentage of which is from building space heating and space cooling. Presently building space cooling and heating is mainly provided by air-conditioning and heat-pump, while condensing heat is rejected lavishly. Secondly environmental problem caused by energy consumption is serious, such as heat island effect in the city specially, which is caused mainly by condensing heat rejection. And condensing heat rejected from air-conditioning is a big part of condensing heat. Based on the situation like this, reclamation of condensing heat of air-conditioning is noticed and developed step by step.The article discussed the principle, types, design, and application of heat recovery. It is found that the building heating and cooling systems applied heat recovery can well integrate the function of space cooling and space heating and sanitary hot water heating. The heat recovery method could well preserve energy and its integration makes the investment of building heating and cooling system more economical. At the same time heat contamination and heat island effect in the city could be limited.The paper analysis factors impacting on heat recovery system performance, which include ambient temperature, the type of heat exchanger of heat recovery, outlet water temperature. It is showed that heating capacity is raised with ambient temperature rising; the performance of heat exchanger is key factor and Brazed plate heat exchanger is selected finally; heating capacity is raised with outlet water temperature of heat recovery rising.Experimental unit was built and calculation of heating capacity and heating COP is done. Trend of performance changing is verified by testing, which coincides with theory analysis.Advantages of energy saving and short investment period are showed by one case of hotel sanitary hot water system applied heat recovery unit. Other application studies are done, which include partial heat recovery, large air cooled chiller with heat recovery condenser, instance system VS semi-instance system, outlet water temperature of heat recovery unit.
