Analysis On Land Location Factors Influence On Land Value In City

Land takes on many important functions in city's progress. In substance, city land value is a result of the difference of land location, and produces different level incomes, So the difference of land location is a standard of ground rent and land-value. Analyse the difference of land location and open out the relation of land location and city-value are the important task of the city land economy. In this thesis, primarily, analyse the location and city land location, the actors of working on the city land-value etc. Secondly, on the basis of the location theories, classified the location factors. Finally, Analyse the influence of location factors on city-value with Nanjing city as an example. For classifying the location factors, the thesis mostly summarizes others' productions and the conception of location, and separates the location factors into three kinds, that is, nature location factors, traffic location factors and economy location factors. Then form the system of the factors of location that affect city-value. The thesis discusses three aspects questions by analysing the actuality of Nanjing city, that is, the relation of business location and business land-value, residence location and residence land-value, industry location and industry land-value.
