With the rapid increase of housing mortgage loans in our country, we witness a quick rise in the loan risks. Ill loan ratio in our country is obviously higher than that in the developed countries like United States and loan risk will see further increase in the future. In the individual housing mortgage loans, borrower as the carrier of the bank risk also acts as its origin, thus the borrower defaulting risk is the most fundamental risk facing housing mortgage loans. By studying the borrower's defaulting causes and analyzing the individual housing mortgage loan data, the thesis discovers the primary causes of the defaulting behaviors in housing mortgage loans in our country and presents opinions upon early recognition and control of the risks in housing mortgage loans. Meanwhile, the thesis exposes the patterns in defaulting behaviors after studying correlation between defaulting behavior and external conditions. Finally, the thesis concludes by presenting a dynamic loan risk prevention strategy which incorporates monitoring, control and risk transferring in mortgage loans. |
