Price is the nuclear mechanism of market economy, which affects production, circulation, distribution and consumption in society. In the process of marketization of residence real estate, the perfect price formation mechanism is the indispensable condition in development of market economy, which directly influences the realization of the expecting objective of the residence real estate policy.The paper elaborates the concept and context of the price formation mechanism of residential real estate and the necessity of analyzing the residential price standard from the residential real estate angle with qualitative and quantitative methods. The problems, which exist in the current price formation mechanism of residential real estate and the reason, to which give rise in system and economy have been analyzed.Based on the theoretical and empirical analyses, author puts forward the conclusion that the price formation mechanism of land and the price formation mechanism of housing must be constructed in order to construct the perfect price formation mechanism of residential real estate. And at last, author has put forward suggests, which concludes that the government should conscientiously perform the function of price management (setting pattern and doing judge) in residential real estate industry; the residential real estate development enterprise must focus on promoting the development level of self; consumer need renew the consumption opinion, and walk out the area of error. In the paper, author also has analyzed several important problems which are related to the relationship between the land price and the housing price, the system of land renting per annum, the ratio of housing price and income, and the ratio of rent and selling price of housing. The view put forward has provided new angle of view and new thought.
