As the steadily development of economy in China, real estate investment become more and more active, it's come to be one of the most important part of the Third-industry. The real estate in china becomes rational after ten more years since then. 'But the profit and risk exist together, as an important means of investment, it depends on scientific policy and rational judgment to avoid the risk of real estate investment. So the function of investment analysis is determinable in real estate investment. At the same time, it's a very massive work for real estate investment analysis to involve with so many factors that are different but also concerning with each other. It concern with many subjects: such as technology economy, real estate economy, estate economy, financial analysis, investment economy, statistics , marketing, accounting, welfare economy etc. Of all these subjects, financial analysis is the core of real estate investment analysis.How to develop financial analysis of real estate investment? How to ensure the objectivity in financial analysis of real estate investment? The growing track of modern economy give us an instruction, that we can start our analysis though setting up s systematic model. In fact, no matter to the means or the subject ofinvestment, invest analysis always follow the same model-first, forecast theprofit of invest programs; secondly, emend it according to different period and risk rate; then, arrange the invest programs according to forecasting risk and repay, select a suitable one.concrete frame arrange below:First part: mainly discuss the concerning theory of financial analysis of real estate investment, and the perspective practice in china.Second part: financial analysis of real estate investment, that is to investigate the financial condition of one project using economic analysis on side of project or company. There are three steps in financial analysis, first is to estimate or calculate some basic data of the project, such as investment amount, cost, tax and profit, second step is to organize some necessary financial reports, third step is to calculate some corresponding economic quota.Third part: discuss the feasibility of financial analysis of real estate investment combining with concrete practice.
