Research On Methods Of Design Management Of Housing Development

Nowadays in our country ,the housing industry has faced the market completely, and has been a new point of GDP increase. However with the dramatic housing development and the sharp expansion of housing market, the housing consumption has become rational and the competition in market is now also fiercer and fiercer. Nevertheless an important impact on the level of commodity housing whole-development is that of the developers' idea and modes of housing plan and design management is something outdated.The mode of design management, which has been existed in China for a long time, has led in developers' lowering the building level because of chasing after the profits while controlling the cost extremely. However such situation will make influence on the function and the comfortable level , and cause the nonsensical increasing investment because of the designers' overly taking the safety of structure and artistry into considerations, which is almost useless for such macro effectiveness as social and environmental effectiveness. As for all mentioned above, the article studied the plan of the housing development, the methods of design management and some way of improving the whole effectiveness of items by effective design management as well.The main content is as follows:Firstly, pointing the concept of effective design management and its importance for the effectiveness of housing development and investment control and the relationship between that and housing demand;Secondly, introducing the main procedure and contents of housing development design management including the key points of each stage's management and project management;Thirdly, studying the control theory and target of effective design management and the applying of technological economical analyzing methods in design scheme's selection and the main way of improving the technologic economical effectiveness of housing design scheme;Fourthly, stressing on research on the methods and theories of design management applying in each design stage including:as for design management of housing development plan, emphasizing the designa) of "attracting points" which will bring the building a explicit characteristic and the sale's points;b) underlining the design of types of household and details of household while applying for building design management ;c) putting forward that structure conception is the start of design management of housing structure, and also making a further research on economical analysis of structure schemes and on the methods of selection of structure system;d) studying the selection of housing equipment and apply of new technology of energy- saving.
