On The Commodity Residential Housing Vacancy

On account of its great influence on the housing industry and even the economy of the whole country, the problem of the commodity residential housing vacancy attracts the attention of the society. This dissertation, starting with the introduction of the concept of the housing vacancy, tries to make an analysis of the existence of the housing vacancy from the economic perspective. After discussing the computation methods of the residential housing vacancy rate, the author gives some suggestions on the adjustment of the index system of the residential housing vacancy. Besides, the author makes a discussion of the reasonable range of the natural vacancy rate of the commodity residential housing by making an insightful analysis of the theories and the necessity of the natural vacancy, and also of some particular factors of the housing market in China. After that, taking the housing market of Guangzhou for example, the author makes an all-sided analysis of the actuality and the causes of the housing vacancy. Finally, on the basis of what has been discussed above, the author tries to raise some constructive countermeasures to solve the problem of the excess housing vacancy.
