It is necessary to have some vacant commercial houses in the real estate market; even in the most perfect real estate market there can't be the phenomena of having no idle commercial houses. But with the development of the real estate industry, some redundant idle commercial houses have been produced. This on one hand hinders the enhance of our people's living standard, on the other hand affects the continuous and healthy development of the real estate industry, even the running of the whole national economy. So it is necessary to study the rational vacancy rate of commercial houses and analyze the producing causes of the great mass of idle commercial houses. Then we can inquire the measures of reducing the quantity of idle commercial houses. So the study on the vacancy of commercial houses has very important meanings.The full text is divided into four chapters altogether: chapter one is the introduction. It analyzes the concept, the sort of idle commercial houses. It also summarize the existing documentaries and point out the study visual angle; Chapter two discuss the theoretical foundation of idle commercial houses and it put emphasize on the discussing of moderate vacancy rate. Chapter three analyzes the present conditions and develop trend of vacant commodity housing. The emphasize of this chapter is the producing courses which including internal and external factors. After that the author analyses the influence of the overlarge vacant commercial houses on the economic development from macroscopic and microscopic points; Chapter four mainly put forward the accomplishment ofreducing the vacant commercial houses' quantity from different sides, such as t the government, the real estate exploit enterprises, the financial organizations and the medium organizations, from these the author put forward the countermeasure and suggestion.This text attempts to carry on innovations from the following several respects: First, the selected title. At present, there are few books and articles about the problem of vacant commercial houses, and this topic is the focus that the real estate circle studies too; Second: the author try to have some innovation on the theory foundation, such as try to study this issue from Marx's and some western's theories; Third, innovation on some contents. For example, the author innovates the method of defining moderate vacancy rate and proposes assume to the trend of idle commercial houses. Fourth, this text has used empirical analyze method. It combines with theory and practice, not merely analyses the theoretical foundation of existing of idle commercial houses, but analyses some measures that used by some areas to reduce the vacancy quantity.
