Design Of The Trust Product On Hot Commercial Real Estate With Fixed Leasing Income

Since the second half year of 2002 when the first trsut product came into being, china's trust sector gets a rapid development. At the same time, most of the investment and trust companies are facing up with the chanllenges from the product innovation, market clarifying and risk measuring in details.This paper identified the hot commercial real estate with fixed leasing income as the purpose market, by the analysis on them. Based on the cash flow characteristics of the purpose project, senior/subordinate structure was introduced in the risk design. This structure brings two kinds trustors with different risk preferring according to the rearrangement on the cash flow of the projct. The most important for this papser is it shows a detailed calculation on the risk for different beneficiary and then designs one kind of trust product. Hope a little progress and hint can be brought to china's trust development by this research.
