Securitization Of The Real Estate And Changing Of Chinese Accounting System

The real estate has already been regarded as the indispensable important component in national economic of our country. But with the rapid development of the real estate, the implicit financial risks of real estate have gradually been noticed. In this case, to develop securitization of the real estate and offer the effective financing channel for rapid development of the real estate has already been an important subject. But the securitization of the real estate is a complicated system .It depends on the development of relevant laws, accounting system, tax system and so on . This article concentrates on the study of relevant accounting system of the real estate securitization. Analysis of this article is based on basic theories on the system changes of new institution economics.First of all, the article introduces the concept, main content of the real estate securitization and the main reasons for our country to develop the securitization of real estate. Then based on the basic theories about trade cost of new institution economics, the article analyzes the main functions of accounting system on reducing trade cost during the development of the real estate securitization. Then, the article introduces the changes of the accounting system during the development of real estate securitization in American and references to our country by use of the basic theories about system changes of new institution economics. On the basis of analyses above, the article points out emphatically the main questions on accounting system demand and accounting system supply of our country with the development of real estate securitization. At last, combining with the actual conditions of the development of real estate securitization in our country, the article proposes some countermeasures and suggestions to the relevant accounting system of our country.
