There are more than three ten thousand real estate companies which exploit house items and thousands of sellers,as lacking of the theory knowledge of selling and planning, many house sellers had to accumulate experiences in the real working or study the selling and planning technologies by the original ways of the master bring the prentice, so there are phenomena of "only the tree,no forest".This paper study the selling stratagem of the real-estate item, and by analyzing the case of one selling management, discussed the theory and the newest selling and administrant modes existed at present. Chapter one analyzed the status of the real estate markets, discussed the significance of the selling and planning stratagem. Chapter two discussed the contents of the selling and planning stratagem, competition stratagem and representative selling and planning stratagem, pointing out that the mistakes appeared in the selling and planning. Chapter three clarified the contents of establishment and implement to the house items. Chapter four validates the point of views in this paper by analyzing a selling and planning case.
