Beginning with the definition of real estate credit, the thesis firstly introduces the real estate credit system and its development history in China. It specially stresses that the government and the central bank have taken measures to intervene in the real estate market by macro control since 2003. In 2004, more strict measures were taken in the 2 key parts of finance and land as the macro control for real estate. Secondly, taking the land reserve credit, the first link of the real estate credit, as the point of departure, the thesis discusses the present situation of the financial support for the land reserve system in China and the major problems in the land reserve credit, after which it proposes accordingly the suggestions for strengthening the management of the land reserve credit. Thirdly, the thesis exposes the present situation of the real estate development credit and its problems with the support of the data and information and empirically discusses its improvement. Besides, it introduces in detail mortgage and public accumulation funds, the 2 major forms of real estate consumption in China, with which the risk management of personal housing loan is discussed as well as the role and function of the modern management authority of real estate. Last but not least, based on the AD-AS model, a set of complete and modern management system is constructed through empirical analysis and field investigation.
