At first, this paper discusses the nature and character of the contract of advance sale of commercial housing, the rights and obligations of the parties. Then, this paper analyzes the registration and putting on record system of advance sale of commercial housing which is of legal defects. Besides, this paper makes research on some issues of formation and alteration of contracts which are of many disputes. At last, this paper puts forward opinions on functions, categories and conditions of futures housing transferring and concludes that the contracts of advance sale of commercial housing should be further improved and developed.
