The registration of real estate is an important basis to confirm the real estate property and strengthens real estate property management. The correctness of the contents of the register, not only affects the interests of the parties at transactions, but also affects the security of transactions and social order. The property losses suffered due to registration errors should be compensated by the registration agency. But what are the principles of compensation? Because of the large amounts of real estate, and what kind of compensation mode can be enforced favorably? This dissertation considers the principles of compensation should be irregularity liability, according to a case of real estate registration errors by the Supreme Court. The realization of compensation due to real estate registration errors can take the mode of setting up the compensation fund, in order to the press of compensation and protect the interest of parties. The dissertation also suggest that the real estate of registration legislation should introduced the legal justness and mapping system, in order to share the press of compensationThis dissertation can be divided three chapters: the brief introduction of case and question introduced,obligation principle of compensation of real estate registration errors,compensation mode of real estate registration errors.Chapter I ,This part briefly introduces a case of real estate registration compensation judged by the Supreme People's Court. And for this case, these two focal issues are introduced :obligation principle of real estate registration and compensation mode.Chapter II, this part mainly demonstrate that the obligation principle should be irregularity principle from three view of obligation: theory, the legislation and logic.Chapter III, this part compares the typical real estate registration compensation, and then considers that setting up the compensation fund more suitable for China's national conditions. And in order to weaken the burden of compensation, to market of real estate registration, this part also analysis the function of legal justness and mapping system.
