H.Jam highly respected in management study said: "The quantification is the first step in management, it causes the control, and finally realizes the change. If you cannot quantify it, you cannot understand it;if you do not understand it, you cannot control it;if you cannot control it, you cannot improve it." Now all enterprises pay more attention to the customer satisfaction, but how to quantify and exactly measure it become the critical problem to the company. In our country, residential real estate industry enter the fast development phase after country finished the residence distribution system, simultaneously the market competition is also intense day by day. But customer demand forecast has always been very insufficient, how to implement customer satisfaction strategy in commodity residence development to evaluate the development level gradually has become the matter developer concerned. However, at present there isn't the organization or a person inducts the problem, in view of this, the article implements the system research about this problem.Firstly, the paper analysis the Chinese market environment of commodity residence and its development tendency, simultaneously carried on the summary about customer satisfaction theory at present. After analysis the basic theory and the practical significance, the paper propose the suitable system approach to implement customer satisfaction strategy in Chinese commodity residence. This system approach mainly through four steps to implement, the steps are analysis the customer demand, construct the evaluation system of customer satisfaction index, investigate customer satisfaction index and evaluate customer satisfaction index. Finally this article also has carried on the confirmation on a real estate development company in Foshan.According to the conclusion of positivism analysis, the system approach of customer satisfaction strategy implement is basically effective, it can objectively reflect customer satisfaction index during the development, and provide the pointed improvement opinion on the plan to enhance development level.
