In China, corporate real estate is the very important corporate asset. How to manage this part of asset successfully will produce far - reaching effects to the enterprises. In foreign countries, especially in America, which began to research into corporate real estate or relevant fields earlier in thel960' s. However, in China, the majority of enterprises still don' t realize the importance of corporate real estate till now. Though there are some companies begin to realize the importance of corporate real estate management, the group is so small after all. Moreover, they are very lack of systematic principal guidance, and overall management, not to mention researching it rise up to the theoretical level.So, this thesis uses systematic view and method of combining many disciplines together, such as project management, finance management, corporate strategy management, etc., in order to research into the corporate real estate management systematically.Coming up with the three-level division of corporate real estate, and defining their definitions, characters and differentiations clearly. We arrive at the three-level division, i.e. facility management, asset management and real estate management, according to the degree of the specialization and participating into the corporate strategy decisions.Coming up with the objectives and missions of corporate real estatefor Chinese companies. Educing the overall, strategy, tactical, operational objectives, and three main missions of corporate real estate management.Describing the work scope, department division and functions of the corporate real estate branches. The work scope of corporate real estate branches mainly includes: deciding the strategy objectives for corporate real estate; making the specific corporate real estate planning, executing and managing the specific projects. We adopt the matrix organization form, dividing the corporate real estate branches into main eight departments according to the difference of work nature; they are land management department, technology department, planning department, law department, business department, etc.Arriving at the sorting scheme for the diction of corporate real estate investment. Categorizing corporate real estate investment dictions as two types: decision of investing into stock real estate and investing into the real estate development. Additionally, we divide decisions of investing into stock real estate into three major categories, such as Lend-Buy Decision, Disposal Decision and Sell-Lend Decision.This thesis uses multidisciplinary approach, rising corporate real estate management up to the corporate strategy level, prioritizing corporate portfolio and improving corporate overall benefit through specialized and systematic management toward the corporate real estate, and educing the widely used systematized knowledge and operational thoughts for Chinese large enterprises' corporate real estate management.
