With the fast development of housing market in China, more and more problemscome out, such as high and fast increasing prices of houses. The housing market isessential to people's life, and the government should take measures to control it so asto secure people's basic living conditions and the healthy development of the market.The paper studied housing market of Beijing. Firstly, it took a look ofinternational and domestic real estate market to find problems, and then studiedhousing market of Beijing based on supply-demand relationship and found the criticalindex affecting housing market. By comparing metros domestically and abroad, itillustrated the present housing market and predicted its future trend as well as foundthe gap between these cities and international metros. Such a study can help judge thedevelopment stage of housing market of Beijing. Finally, it gave some proposals forthe development of housing market of Beijing and suggested some policies such asland policy, housing policy and monetary policy from the point of view of SystemTheory and Game Theory.The paper built up an evaluation index system and found the critical factoraffecting the real estate market--the real interesting rate and the key index ofdemand-supply relationship—return rate of real estate investment. It concluded thatthe housing market of Beijing is maturing and will develop steadily. It consideredmany instructive questions and gave reasonable system proposals for the governmentto assure the sustainable and healthy development of housing market of Beijing.
