In the last few years, the business real estate becomes the hot point that the real-estate developers, investor and managers pursue gradually. However along with arrival of the development fever, the business real estate also accompanied with to appear many problems. At the time of new commercial properties flowing out continuously, the empty rate also raise continuously. What causes to this is that the developer did not give enough attention to the business real estate development of market condition. There are a lot of project been proceeded on before a detailed demonstration and failing into hot water is certain.Based on the trading area theories, the research result of the reference domestic and international business real estate development, the text discusses the function of trading area in city business real estate development. Try from the product strategy, the marketing strategy and the merchant inviting strategy etc to analyze how the trading area theories guide the city business real estate development.Combined with the theories research and substantial evidence analysis, the contents are divided into two parts.The first part put great emphasis on the foundation theories research of the trading area and the city business real estate development. First, discuss the concept, structure and classification of the trading area and its impact factor. Immediately after in discussing contents of the trading area analysis and the research methods, analyze the function of trading area analysis in the urban business real estate development. Finally, sum up the urban trading area demarcation impact on business real estate development and interaction mechanism. Point out that the trading area demarcation is conducive to the rational distribution of commercial real estate development, commercial real estate development to improve the type of market adaptation, effective guide consumption spending. But the development of the business real estate againturn over to promote the city commercial prosperity and development, improve the image of the traditional center trading area and upgrade the retail in the trading area.The second part analyzes the present condition and space distribution of GuangZhou retail type business real estate development. Give a substantial evidence research on the Peking road GuangMing square project. After discussing the present condition and space distribution of GuangZhou retail type business real estate development first, set up the measure mode of the trading area. Calculate the attraction scope of the four core trading area which is TianHeTiYu center, Peking road, ShangXiaJiu road, NongLinXia road, evaluate the result of calculation and analyze the guiding meaning to the business real estate development. Then further analyze the distribution and special features of the retail type business real estate in the four core trading area. Put forward the existent problem of GuangZhou retail type business real estate development and analyze the future influence of GuangZhou trading area demarcation and its influence on the retail type business real estate development according to the business net programming of GuangZhou.Finally, combined the trading area theories, gives a substantial evidence research on the Peking road GuangMing square project.
