At present, China’s urban construction is in a stage of rapid development, the two-dimensional GIS due to its lack of intuitive description of spatial objects, has been difficult to adapt to the user’s application needs at this stage. Especially in urban construction, urban management and urban residents daily applications, the two-dimensional GIS is often difficult to efficiently solve the problems faced by the user, so the user wants to use a three-dimensional tool to deal with the problem. The market has a large number of 3D modeling software and 3D visualization platform, different software has different characteristics, users simply use modeling software to make achievements and use visualization platform software to make as a result, also have differences in display and analysis of the effect. So how to choose a suitable platform to meet the needs of the user application has become a key problem. Currently, the "Digital China" and "Smart China" project is mainly oriented to a wider range of areas such as urban areas. The study of small area is still less, especially the study of urban residential area. A wide range of urban scene file is often focus on the description of important building, and not enough for ordinary residential area to show the details of the fine, Community, however, can be as a miniature city and is closely related with the life of urban residents. Thus, for the research community to build a three-dimensional landscape models has a very important practical significance. This paper selects a district of Nanchang City as the research object, and according to the application needs to do some modeling experiment and application analysis. The main research contents are as follows:1) The concept of 3D spatial information and the characteristics of 3D data are expounded; 3D spatial entity and the 3D spatial data model are summarized; 3D city modeling data sources and its acquisition method are discussed. Based on the theory of 3D visualization, the key technology of visualization are systematically analyzed, and the application of visualization are summarized.2) Different 3D modeling software application characteristics are compared, based on 3ds Max, building model, Vegetation model and road model in residence community are constructed and optimized, the details of the objects are shown in modeling area; Through the use of analysis function modeling software, its functionality limitations had been discovered, 3D visualization platform for display and analysis of the three-dimensional scene of methods have been proposed.3) According to the experimental requirements and the comparison of visualization platform, Skyline was chosen as the experimental 3D visualization platform, the terrain is created, the 3D model is loaded, the 3D scene is optimized, the performance of the operation of the software and display speed are increased.4)Interactive technology of 2D GIS and 3D GIS are discussed, then designed the system based on Arc GIS Engine and Skyline software. Observation and browse sync and bidirectional query function are implemented, the linkage system is considered to be feasible.Through the research of using 3ds Max and Skyline software to build model of landscape in residential quarter, the user can according to their own needs more rational use of 3D modeling and visualization technology, the study of the experiment to be able to set up community management information system and the regional 3D GIS system to provide a powerful technical support.
