Study On Risk Evaluation Of Logistics Real Estate Based On SA-SVM

In recent years, with high development of logistics, logistics real estate appears. Logistics real estate is the real estate vector of logistic business. The development of logistics real estate provide high quality and high efficiency storage to logistic business, it is good for logistic firm to develop its own core competence and to reduce investment risks, meanwhile Logistics real estate can get stable high profit. Logistics real estate business is still in developing stage in China. In this stage there are some problems as blind investment and lack of specification and no related policies. With the misunderstanding of the investment risk and to find a good way to control the risk, the investment will fail.This paper systemically analyses the logistics real estate risk's source definition and the risk factors also analyses the process of logistics real estate investment risk management including risk recognition risk evaluation and the process of risk response. Secondly, I set up a index system which can reflect the level of the comprehensive logistics real estate investment risk, and I build the logistics real estate investment risk evaluation model based on SA-SVM system. Finally, I realized it based on Matlab in a case study and a comparative analysis was also conducted with evaluation results of the neural network model and to test the effectiveness of the model. When case study, using a real example to demonstrate the realization of this model. Case study turned out that this model was feasible and of practical use. The dissertation provides a practicable method for the logistics real estate investment risk evaluation, which is important for our logistics real estate circle to improve the level of investment decision-making.
