Logistics Park is a new kind of organization and operation system of the development of modern logistics industry, and recent years, more and more parties especially the local governments consider it as the development of logistics as a local landmark and vigorously promote the construction project. There has been another round of planning and construction boom. However, the lack of people's understanding of the logistics park and the immature of environment of logistics development in China make that more and more logistics park investment decision-making mistakes come up with significant economic losses. The construction of logistics parks investment decisions should be made with the consideration of the city logistics planning, the park traffic conditions, risk evaluation, investment calculations, economic balance, and many other factors.The paper analyses the development of modern logistics industry in Guangzhou and researches the Baiyun District, Guangzhou Taihe M Logistics Park project with the demand of Guangzhou logistics park plan. in order to make the decision more accurately and scientifically, we collect large amounts of data and planning the construction cost of land acquisition and other related information. Through the analysis of these data, and the study of the logistics park's location, construction scale, investment and income, construction risk, etc., we finalize the logistics park's construction investment decisions.Firstly, through relevant theories and document research it provides the basis of following analysis. Then, the paper analyses the external environment of Guangzhou logistics park, and we can know that the external environment is quite perfect for the development of logistics park. Thirdly, the paper researches the M logistics park itself, analyses some key factors, and gives the operate system of the project. We can see that the project is a good one. Fourthly, it utilizes the financial methods to prove the project feasible, with the forecast of earning, cost and cash flow. Finally, it use the quantitative analysis and qualitative analysis to analysis the project risks and then gives the preventive measures.Through the research, we get during the development of logistics park development process, the external conditions, market demand, the park site, the park size and park infrastructure are the five key factors influencing the logistics park, and the related investment for the project there is a certain prediction impact. And to make accurate forecasts, related projections forecast should be in conjunction with the project situation.
