With the progressive development of the real estate market and the real estate market becomes nature increasingly, which causes that market segmentation becomes an inevitable current. After meeting the most basic function-living, housing, the other functions of which expand and extend. With the development of society, people pay more and more attentions on their children's education, long long ago, a famous allusion was that Mencius mother moved three times; nowadays, selecting key school as neighborhood, the houses which around the key school are much favor. Many developers focus on primary and secondary schools not only close to the real estate as a selling point to promote their sales, and schools provide excellent education by cooperating with the famous school has become the new and important current. Therefore, researching the influence of key primary and secondary school and impact mechanism, it has a very important theoretical and practical significance for reasonable explaining the housing price of supporting education, guiding the Real Estate developers pricing the house, correctly guiding the consumer demand.Firstly this paper introduces the background of title selection and research meaning. The research development abroad and home were concluded, and the research objects and contents were clarified. Secondly, the paper analyzes the characteristics of the houses and the influencing elements effected on houses. According to the depicted housing information of the sample data, collated these information and quantify the impact of housing prices to set the variables, conducted regression analysis by constructing Hedonic model, through the economic significance test, statistical tests, econometric analysis, then determined the regression results, this paper elaborated the influence of key primary and secondary school effected on housing prices.The results showed that (1) The key primary and secondary school can enhance the price of the neighboring houses (2) The Hedonic price of key primary and secondary schools between the range of 1 km of the housing price 56.67 yuan /m2, during the October 2006—July 2009 (3) Researching the implicit price of key primary and secondary schools within 1 km from space and time respectively, the result showed that the Hedonic price of key primary and secondary schools in 2006 had no significant impact, in 2007 was 33.6 yuan /m2, 2008 Price of 56.7 yuan /m2, 2009, the price was 169.81 yuan /m2. The implicit price of key primary and secondary schools was Nanshiqu is 208.17 yuan /m2, in Beishiqu was 26.11 yuan /m2. Finally, this paper concludes the whole paper, and the deficiency of the paper was presented.
