Project Management For Real Estate SMSs Under Macro-Economic Control

As a new emerging subject, project management plays an important role in the process of enterprise modernization. It becomes one of the key factors to decide the fate of an enterprise in the aspects of resources integration, cost control and human resources, especially for the small and medium sized enterprises(hereinafter referred to as SMEs) which are insufficient of fund.Since the last 90's, the subject of project management has come into a new era. With the rapid development of the global economy, the idea and approach of project management are also made a new headway. In 1998, after the abolishment of housing benefit system, the government had put the real estate industry to a market-based mode which brought the blossom of the real estate market.Allured by the excessive profits, real estate companies have sprung up all over the country in which the SMEs accounted for more than eighty percent. However, the SMEs usually have the defects of insufficient fund, lacking of management, unqualified staffs, and not clear with the market. And because of the government has now implemented ever more tightened strategies in all real estate concerned fields, such as the land, finance and taxes, it becomes urging important for the SMEs to adapt according to the changing market and strengthen up their ability to combat crisis.The object of this dissertation is to study the real estate SMEs under the macro-economic control and scientifically discuss the approach of subject management through three main aspects, cost control, personnel management and product management. It's hoped to help the SMEs to improve their vitality, make full use of their advantages, survive in the fierce competition, coexist with the large-scaled state-owned enterprises and win their own share in this industry.
