Real estate investment standard was implemented in the listed companies since January 1, 2007. It requires investment property should be report separately, and it allows using the cost model and the fair value model. It not only reflects the gradual convergence of international accounting standards, but also forms the cost model is the base follow-up measurement model according to our Chinese characteristics.At present, there are divergent views on the implementation of new accounting standards on and the impact of enterprises. Some people think that the introduction of fair value will reflect the real information, while others think that the implementation of the fair value will have a negative impact on listed companies in our own economic environment. Based on this understanding, this paper first Makes the implementation status of the new measurement model of investment property as a starting point, then make the specific analysis and summarization about the cost model and the fair value model on the basis of the data information. Secondly, compares similarities and differences in measurement models of China and the International Accounting Standards, then provides the advice which we can learn from the IAS. Thirdly, the following is the follow-up measurement model selection studies, including the advantages and disadvantages of the cost model and the fair value model, the factors that can affect the measurement model, problems and the corresponding measures in using the fair value model, then supplemented by case study. Also, the effects on our own real estate investment company from three aspects because of the application of the new measurement mode, including the conversion of the measurement model, the introduction of fair value, the changes of asset-use. At last is the detailed study of earnings management, by way of case study for the new measurement mode and make recommendations accordingly. Despite the implementation of the new guidelines will encounter many problems at first, but with the maturity of the implementation environment, the situation will gradually improve, and the problem will gradually be resolved. It requires us to improve the market environment, revise criteria deficiencies, and improve the execution in the process of the implement of new standards. This passage is the research on the perspective of measurement model of the real estate investment standard, and we hope to provide some inspirations and references for the implementation and improvement of the real estate investment in the future.
