The Construction And Measurement Of Property Exchange Index

As the property right market's status in China's market economy becomes increasingly important, Constructing property exchange index to reflect the overall activity of China's property rights market has become a realistic task . This paper is a try to construct property exchange index, using data from Shanghai United Assets and Equity Exchange and some statistical methods. The index could reflect market trading activity, also can be used as investors judgment property transactions' tcriterion.In this paper synthetic method is used to compile property transactions Composite index. comprehensive index of Property transactions is established and reflected by weighting methods. In compiling process, The author make use of the data of 252 weekdays in 2008 provided by Shanghai United Assets and Equity Exchange,and fully consider the characteristic of property transactions--mark discontinuity and comprehensive consideration not standardized.And then property transactions Composite index is got in the method of smooth processing. Among these step, such as the choosing of index, the determine of weight coefficient and smooth processing are focuses research problem in this paper.The article is divided into six chapters. In the first chapter, research content of this paper and the research status of comprehensive index is present. In the second chapter, some relevant knowledge will be used in this paper are gave. In the third chapter, a frame of compiling comprehensive index is displayed. the data in the year of 2008 provided by Shanghai United Assets and Equity Exchange have been processed by factor analysis method and some index constitute weight indicators is achieved in the fourth chapter. In the fifth chapter, comprehensive index model is obtained by making using of the method of index weight to analysis property transactions. Further more composite index of various industry are constructed including dayly, weekly and monthly. In the sixth chapter research content of this paper is summarized.
