With the continuing maturation and increasing competition of real estate market, and rising homogenization trend of real estate, the rule of marketing planning ability in enterprise competition is more and more important, and also more and more paid attention to by real estate company. The marketing planning ability has become an important part of real estate research. To real estate companies, the level of marketing planning ability directly reflects the level of management and profit of the company, and also exerts an influence on the viability of the company. Though the history of marketing planning in our country is more than ten years, the theory of marketing planning is immature and still on the stage of exploration, especially in our second-tier and third-tier cities, the recognition and application to real estate marketing planning need to be enhanced. So the research of real estate marking planning, especially in second-tier and third-tier cities, is of great significance to reality.In this article, I fist introduce some fundamental theories of real estate marketing planning, then analyze the case of Sea rhyme gardens. In the part of theory, I define the concept of real estate marketing planning, point out the concept and mode of thinking that we should follow, and give the mode and content of real estate marketing planning. In the part of case, I analyze the market environment of the case including real estate market condition and market competition of Penglai City, analyze the case with method of SWOT, analyze the customer condition, and subdivide the market. Based on above introduction and analysis, I give some subjection to the marketing strategy of the case Sea rhyme gardens, confirm the customer group and main type of flat of the case, confirm the subject-concept of Sea dream gardens escalate edition——Sun·Sport·Water, confirm the price strategy that low price begins and the high price ends; confirm the marketing channel, and at last confirm the way that how to extend the case.
