With the formation and improvement of the urban dwelling market, the house prices have attracted the attention of both the publics and the researchers. Many researches are on this field. Because of the fixed location, there are spatial comparabilities in house prices. So we can study their distributions in the view of the field theory.According to the definition of the filed, we can define the house price distributions as an unstable field. Then we can represent this field in two different ways. One is the graphical representation by the visualization method, including the 3D mesh representation, the contour line graph and the field line graph. The other is to setup the analytical function model based on the Hedonic Model. Taking Nanjing dwelling market for example, we setup Najing House Price Field, conclude the characteristics of its spatial distribution and analyze its gradient factors. Finally, house price field provides a practical approach to real property mass assessment, which is not well solved by the traditional real property appraisal methods. And as the application, we propose the fame of the Real Property Mass Assessment Information System. |
