The real estate market has been growing rapidly since last century, and it takes people much attention on its rapid development. Real estate influences the national economy in many aspects, and more importantly, it matters much about our daily life.The price of real estate rose rapidly from 2003 to 2004, especially in the Yangtze River delta. The increasing of real estate price takes much attention from the society, and it arouses a furious discussion about the bubble in real estate. The government adopted several polices from the beginning of 2005, and it makes the real estate price fallen down temporarily.We should study the different opinions about the real estate price. The methods of stabilizing the price are very important, and it will take scholars much afford. The investigated object of this dissertation is the real estate price. The article includes three parts in the content.Chapter one is about the theory of real estate price. It expounds several theories of real estate price, and gives two theory bases of the dissertation. One is pricing mechanism of supply and demand, and the other is mechanism of production price.Chapter two is about the study on infecting factors of real estate price. It analyzes the factors which affect the real estate price. The dissertation is written by qualitative and quantitative analysis methods to make sure these factors influence the real estate price or not.Chapter three gives the study on the Policy of Real Estate in China. It skims through the policies of real estate in these years, especially analyses the unbalance of policy and the reason. The dissertation also gives some advices from the empirical analysis.
