In recent years, the investment of real estate has become more and more important in economy. The real estate economy has become underpinning industry of national economy. The development of real estate industry is influencing the styles of the living and investment with its large financial effect, which has become the pop topic in their rest time. Especially, the price of real estate grows very quickly in recent years. Therefore, both common people and economists talk about the question of the bubble of real estate and the economy expansion very drastically. On the other hand, whether there is the bubble of real estate?The prosperity of real estate market has absorbed more and more foreign capital, which leads to the price of real estates markets grows up so deeply that the backup of financial capital makes the economic inflating continuingly. While all of the potential risks of become very imaret, particular emphasis is placed on the channel of finance to increasing productivity and competitiveness of the real estate industry. The financial system mainly depends on our commercial banks and the development of the REITS, bonds and funds is very slowly. There have not multiply systems for finance and mitigating risks in our country. Whether the real estate market of our country will threat the security of financial system? Whether there is any other ways to alleviate the market risks of real estates and financial system of our country. These just are the topics of my article.In this article, I mainly focus on the above problems. There are many existing literatures on this subject. Through theoretical analysis and logical positivism, the article shows that there has the bubble e in our real estate market. On the basis of previous study, this article use some simple game theory to argue that the inflowing of real estate has spill effect to the economy through financial market. The bubble of real estates market has threats our financial system. Therefore, the banks must take multiply invest styles and the financing styles of real estates must take multiply choice and bond choice.
