With the continual developing of China market economy, real estate market experience a "no market-small market-large market" developing process. After the reformation and opening to the world, the real estate enterprises contribute to the country economy and become the essential brace of market economy of social democracy in our country. The real estate enterprises have developed fast from the housing reformation in the year of 1998.However, at this moment, some problems exist in the real estate enterprises, one of the problems is the real estate investment structure, it is not reasonable. This thesis will have a research of the real estate investment structure from three aspects, they are space-time structure, capital source and so on. Then, the characteristics and problems of the real estate investment structure will be found. After the research of data in five years, it indicates that there is a phenomenon of instability of real estate investment increase and increase too fast. The phenomenon of blind investment is obvious too. In the space structure of the real estate investment, the main investment capital is in the southeast of China, There is a little of investment capital in the middle and western part of China. From the aspect of capital source, the proportion of lend is too great, the proportion of the foreign capital is too small, the debenture is too little. In the structure of use, the common and cheap house has a small proportion in the whole dwelling. It is not reasonable. Presently, many buildings in city and town can't reach the basic standard, the appetency of buying is still very strong, the demand of buying is very great, too. On the other hand, a lot of housings haven't been sold, they are in the condition of emptiness. There isn't a balance between great demand and provision because of the element of high price.Based on the problems mentioned, the government should try best to develop the information market of real estate, and establish the risk forecast system, then, it can lead rational investment and consumption, the uncertainty can be lessened. From the aspect of area structure, our government should strengthen the function of macroscopic readjustment and control to make the investment of real estate transfer from the southeastern part to the northern and western part of China. Then, the channel of capital source should be expanded, it is very important to bring in foreign capital and use it in a reasonable condition. REITs is a new valid chance. Investing and building common housing can make the balance of capital in macroscopic area come true. Investment in ordinary residence house can reduce capital held up in real estate, and promote validly the balance of capital Investment. Moreover, it is actual demand. Under macro-control of the government, Developer of real estate should consider adequately consumers' actual requirement and increase the exploitment of real estate item in middle-grade, low-grade. whatsmore, the exploitment of commercial residential building,writing and villa should be controlled. in the meanwhile, in order to ensure the real estate market run in a healthy and orderly manner, the populace should be also bought rationally houses.
