| Land resource is the most important material foundation for the existence and the development of human society. And it is the main source of creating other human wealth and welfare. With the proposal of urbanization ,sustainable utilization of land resource has already become key contents and essential basis of human society's sustainable development. Accordingly, the research on this field has grown to a topic in Land Science and related disciplines throughout the world.The issuer of many people and little land increases the importance of reasonability of land use .The profile of land resources is the root of land use .But traditional analysis of land value lay emphasis on produce of land .They evaluate land from economy. As a result ,the value of land is controlled by way of land use .Actually, absides of economy profile ,there are a lot of value of land ,such as ecosystem value ,existence value ,beauty function . On the basis of some key theories, such as Rare Theory, Coordination Theory, Sustainable Development Theory and Economy Theory, this paper establishes the appraisal index system and contents. And in this paper, Wuhan city in Hubei province is taken as an example. This research analysis profitability of land use in urbanization .there is a series of serious problems in urban land using in our Wuhan city:â‘ The urban land scale expanded disordered and occupied a lot of farmland.â‘¡The structure of the inner city land is unreasonable, and the land utility is weakening.â‘¢Serious of environment pollution caused by unreasonable urban land use.To answer above problem, this research thinks that estimating profitability of land resources must contains society profit, economy profitability and ecosystem profit .Thus we can make reasonable mechanism. Exact understanding profitability of land resources can lead urbanization under the PRED frame and make utilizing of land resource sustainable.There are five chapters altogether:Chapter 1 is the prefatory .Chapter 2 mainly introduces the theories of utilizing of land resource and estimating of land profitability Chapter 3 takes Wuhan city as an example, analysis the variety of structure and profitability in urbanization. It analysis the cost and profitability when farmland become non-agriculture, and the variety of inner structure. Then summary the problems come from unreasonable utilizing of land resources.Chapter 4 emphasizes on the research of the evaluation of profitability of urban land in urbanization. It sets up the index system of the evaluation of profitability of urban land according to the aim of urban land use in urbanization. Then the evaluation system is applied to Wuhan city and the evaluation result shows urban land use in Wuhan is right on the elementary sustainable level. Finally we find out the factors against sustainable urban land use in Wuhan by calculating the value of the impediment degree of each index.In chapter 5, it discusses the countermeasures of sustainable urban land use in urbanization, which include suggestions to ameliorate the market mechanism and government mechanism according to the market failure and government failure in allocating of urban land resources, countermeasures to optimize the urban land spatial structure and countermeasures to prevent pollution and to improve landscape ecological system. |
