The Research On The Choice Of Financing Methods Of Real Estate Enterprises

Financing problem is always the hot issue in real estate. How to select anappropriate financing way is an urgent problem that real estate enterprises must solvenow. There is a lot of research about financing of real estate corporations at present,but most concentrates on the stage of normative study, comparing and describingquantitatively. Western theory of financing structure is received based on someassumed conditions, but the assumed conditions do not conform to the conditions thatreal estate corporation in our country. In fact, enterprises' selection is affected byvarious factors, mainly including financing cost, capital payment rate, theindependence of the financing subject and the discharging ability of enterprises.The first goal of the study described in the present paper was to make an overallanalysis on various factors that affected enterprises' selection for financing ways fromthe angle of enterprises based on a thorough discussion on the actuality of real estatefinancing. Based on concrete cases, this paper analyzed four common financing waysby applying hierarchical analysis and assessed their efficiencies by blurring evaluation,then put forward some political suggestions. The study described in the present paperhas put forward some theoretical guidance and practical performance for real estateenterprises to select the best financing ways according to their own situations duringthe financing course.
