Xi'an, it is the centra] city of the northwestern region in China. With the development of market economy and the progressive process of urbanization, urban population will be bound to continually increase, and the problem on residential condition will be increasingly severe. For this, the paper is hoped to be helpful in providing more theoretical principle for the architectural design and in exploring more reasonable design methods and conceptions for better residential buildings.In this paper, based on the background of the ceaseless construction of commercial housing and the increasing residential demands, the author takes the existing dwelling size of commercial housing in Xi'an as subject and discusses its trend and characteristics through the document analysis and the civil survey. Simultaneously the author analysis the reason from several aspects, such as family structure, economic conditions and geographical features.Through the above analysis and summing-up, the author can draw the conclusions: the major consumer groups in Xi'an tend to be the "better-educated and younger" people whose income is at the middle level. Therefore, the main contradiction of commercial housing market is between of requirement and quality, price and income.Against these contradictions, the author addresses that the future dwelling size in Xi'an is small and medium-sized, including the ordinary two-or-three-bedroom dwelling house and the small-area apartment full of changes in space, such as the thermocline, staggered arrangement, and so on. Similarly, the tendency of design on dwelling size will be diverse, all-good and variable, which can provide the technical reserves for the future demands in dwelling house.
