Recent years our country housing market develops rapidly, but in the meanwhile, housing market statistical services haven't kept up with market development, and present indicators can't reflect housing market development condition truly and completely. The theses aims at composing a suit of perfect and reasonable housing market statistical indicator system which lies the foundation for revealing movement law of different kinds of economic relations in housing market and ultimately supplies decision gist to government sectors who establish practical housing market controling policy.On the basis of housing market theory and statistical indicator theory,via studying on《Real Estate Development Statistic Report System》of Statistics Department and《Real Estate Statistic Report System》of MOC as well as statistic yearbook of part of provinces and cities, it sorts out our country present housing market statistical indicator system and compares it with housing statistical indicator system of USA and U.N.,《Housing indicator investigation project》of U.N. and Hong Kong real estate market statistical indicator system, analyzes existent problem in our country housing market statistical indicator system and looks for somewhere which can be used for reference; then it takes market and housing guarantee as starting-point, establishes housing market statistical indicator system from supply,demand,balance of supply and demand,land use planning,housing finance,trade as well as dwelling system, which is combined with base indicators and derivative indicators, also expounds definition,meaning and calculation method of each indicator, and analyses the meaning and means of important indicators circumstantially.At last,it analyzes the dedicated ratio and incidence about housing characteristic towards housing price in Nanjing City by adopting characteristic price model; the analyses of Housing Price to Income Ratio, taking Jiangsu Province for example, it adopts the method that is designed in the theses, and puts forward policy advices according to result.
