It is entering into a turn period in chinese real estate industry, its system frame, the housing pattern, the relation of supply-demand, the competitive situation, the manufacture manner and the business model will change very much just as the working condition of all companies in this industry. As for the listed real estate corporations,this is not only challenge, but also the uncommon development opportunity. Whether to make the correct judgment and dealing with effectly ahead of time, has decided whether the listed corporations hold the opportunity and realize better development in the coming years. The most obvious sign is the macroeconomic regulation and control will become the habit and this can make the induatry develop more rational. Under this big background, the resource of industry will conformity again, competitive system will consummate gradually again, the concentration degree will promote unceasingly. The government work report expressed government would continue to fulfil strictly the macroeconomic regulation and control policy, settle the problem of invest dimensions oversize and price rise too quick in real estate industry of some cities, perfect those policy of finance, credit, land, revenue and vendition, neaten the market order of real estate. After It analyse detailed current real estate market and the listed corporations rely on Stackelberg model, Hotelling modeland Salop model,This study figures that land,the contraction of credit and other regulative policy will reshuffle the real estate industry, the listed corporations will be easier blooming in the capital denseness industry of real estate and the final winners will be those specialized companies of unique superiority, well-known and massive land reserve.
