In recent years ,Changsha City housing prices rose much higher than the national rate of house price growth. Changsha City housing prices have been caused by ordinary buyers attention. Housing prices influenced by many factors, including government policies, development costs, the surrounding environment. This paper has analyzed Changsha city's real estate economy present situation, first of all to select between 2005-2007 housing data, And carries on the quantification to these estate's characteristic, through the establishment of Hedonic model years 2005-2007 to reflect the purchase of a building On the characteristics of each variable degree of preference. Then uses 2007 the data, establishes the Hedonic model, carries on the comparison two models .summed up 2007 changsha City buyers effectiveness. The results show that buyers are most concerned about housing characteristics have been from the original construction cost of housing to gradually from the CBD, near the Xiang River,the living facilities as well as factors such as changes. Despite the housing costs of housing prices is still a major factor, But has the tendency to demonstrate, this kind of influence in reduction. But the home-buyer demand effect is increasing gradually to the housing price influence. over the next few years ,this change in the trend may be reflected in the more obvious. The developer cannot think again, so long as on land develops the housing to be able to obtain the sudden and huge profits, should more consider that home-buyer's demand.
